Planning fees

 

  • The Government introduced planning fees in 1981.

 

  • We do not have the power to change or waive them, except where indicated.

 

  • If an application is within more than one category, the higher of the fees is charged.

 

  • You can pay us by cash, cheque or card. If you would like to make a card payment over the telephone, please call us on the number below after you have submitted your application.

 

 

Fees for planning applications

 

Application category and notes Fee

 

Householder development

 

The enlargement, improvement or other alteration of (an) existing dwelling(s), including extensions, alterations, garages, sheds, fences/walls and new accesses.

 

£172 (one dwelling)

 

£339 (two or more dwellings)

New dwelling (full)

 

Less than 50 dwellings: £385 per dwelling

 

More than 50 dwellings: £19,049 plus £115 for every dwelling after the 50th

 

Maximum fee: £250,000

 

 

 

Other buildings: alterations, extensions and new buildings (full)

 

  • Fee based on gross floorspace created by proposal (not net increase), measured in square metres (m2).

 

  • Each 75 mcounts as a unit of floorspace. Creation of any part of a unit incurs the fee for the whole unit.

 

  • For example, the fee for a new, 86.7 m2 building would be £770 (87 / 75 = 1.16 = 2 * £385 = £770).

 

 

0 m2 - 40 m2: £195

 

40 m2 - 75 m2: £385

 

75 m2 - 3750 m2: £385 per unit

 

More than 3750 m2: £19,049 plus £115 for every additional unit above 3750 m2

 

Maximum fee: £250,000

 

Certificates of lawful (proposed) use or development

 

Half the fee of a planning application for the same type of development.

 

For example, the fee for confirmation that an domestic extension is lawful would be £86 (£172 / 2)

 

Change of use

 

£385 (flat rate)

 

£385 (per dwelling, if changing buildings to dwellinghouses)

 

Outline planning permission (all types)

 

  • Fee based on total site area affected by proposal (that is, all land within the red line boundary on the location plan), measured in hectares (ha).

 

  • Rounded up to the nearest 0.1 ha.

 

  • For example, the fee for a development on a 0.25 ha site would be £1,155 (0.3 / 0.1 * £385).

 

Less than 0.1 ha: £385 per 0.1 ha

 

Over 2.5 ha: £9,527 plus £115 for every 0.1 ha above 2.5 ha

 

Maximum fee: £125,000

Discharges of condition

 

  • Fee paid per request, not per condition

 

Listed building consents: free

 

Domestic extensions and alterations: £28

 

All other development: £97

 

 

Agricultural buildings

 

  • Does not include dwellings, mobile homes or stables.

 

  • Fee based on gross floorspace created by proposal (not net increase), measured in square metres (m2).

 

  • Each 75 m2 counts as a unit of floorspace. Creation of any part of a unit incurs the fee for the whole unit.

 

  • For example, the fee for a new, 630 m2 building would be £1,155 (630 - 540 = 90 / 75 = 1.2 = 2 * £385 = £770 + £385 = £1,155).

 

 

Up to 465 m2: £80

 

465 m2 - 540 m2: £385

 

540 m2 - 4215 m2: £385 plus £385 for every 75 m2 above 540 m2

 

More than 4215 m2: £19,049 plus £115 for every 75 m2 above 4215 m2

 

Maximum fee: £250,000
