Planning advice

 

We cannot deal informally with enquiries about prospective development. Please submit a formal enquiry using the most appropriate method from this page.

Householders

 

If you're thinking of altering your home in some way, we can help. Please send us:Developer advice

 

  • the fee of £86;
  • a completed householder enquiry form from the link here or at the bottom of this page;
  • a site plan, clearly showing your proposal and its surroundings; and
  • any further details you think might help us, such as photographs or sketch plans.

 

The more information you give us, the more accurate our advice will be.

 

This service includes prior notification of a larger extension or a lawful development certificate (LDC), where applicable. If your proposal needs to go through either of these procedures, we will let you know.

 

If you would like to meet with an officer to discuss your proposal, please make this clear on your form. Your case officer will then contact you to arrange an appointment.

 

Fee

 

£86 (see table below).

 

Timescale

 

  • 10 working days for initial inspection and pre-application response.
  • Up to 28 days to issue an LDC.
  • Up to 42 days where prior notification is required.

If your proposal is permitted development

 

If you believe that your proposal is permitted development and you would like our written confirmation, you must submit an application for a lawful development certificate (LDC).  You can download an application form and guidance notes from the links here or below.

 

Fee

 

Half that of an application for planning permission for the same kind of development. 

 

For example, the fee for a domestic extension is £172, so a CLUD for a domestic extension is £86.  Please see the fees page for other categories of fee.

 

Timescale

 

Four to eight weeks.

 

Notes

 

Even if you don't need to apply for planning permission, you may still need to make a Building Regulations application. Please use the link below to contact the Southern Staffordshire Building Control Partnership for further information.

All other enquiries

 

If you would like our opinion of your proposal before you apply for planning permission, you can submit a pre-application enquiry, or 'pre-app'. Please send us:

 

  • the form for other enquiries, available from the link here or at the bottom of the page;
  • a site plan, clearly showing your proposal and its surroundings;
  • supporting documents describing your proposal and providing contact details for the applicant (and agent, where applicable); and
  • any further details you think might help us, such as photographs or sketch plans.

Residential development and affordable housing

 

If your proposal involves residential development and you believe you cannot provide affordable housing to the standards required by our Affordable Housing Supplementary Planning Document and Core Policies H1 and H2, please download and complete the form from the link below and submit it with your pre-application enquiry.

 

Once submitted, we will commission, at your expense, an independent assessment of the appraisal. We cannot accept any viability studies where we have not been involved with the discussions leading to them; we cannot, therefore, guarantee that the study was independent, or took the SPD guidance and relevant planning policies into account. Ultimately, we must frame the parameters of any study.  

 

Notes

 

In common with many other councils, we charge these fees because giving you solid advice takes time and human resources, for which we are not otherwise funded. We also use the fees to organise and run the Development Team Meeting for major proposals.

 

VAT is payable for planning advice (a discretionary function), but not for planning applications (a statutory function).
